Exposing Foreign Fraudulent Schemes to Seize Thai Land Through Nominees

Pattaya: Bang Lamung, and many other areas in Chonburi Province, world-class tourist destinations, are facing a "silent economic threat" as foreign capital is not entering as tourists or investors, but is instead "seizing Thai land" through a sophisticated process known as "nominee arrangements."

According to Thai News Agency, these arrangements involve foreign entities using local residents as nominees to circumvent Thai laws that restrict foreign ownership of land. This method allows foreigners to control land indirectly, posing a significant threat to local economies and the integrity of Thai land ownership laws. The practice has raised concerns among local authorities and citizens, who fear the long-term consequences of such arrangements on the region's economic stability and cultural heritage.

Efforts to combat these fraudulent schemes have been challenging due to the complexity and covert nature of nominee arrangements. Authorities are calling for stricter enforcement of existing laws and the introduction of new regulations to prevent further exploitation. The issue underscores the need for greater transparency in land transactions and heightened vigilance among both local communities and officials to safeguard Thailand's land resources from foreign manipulation.
