IEAT Advances Map Ta Phut Phase 3 and Smart Park Initiatives

Rayong:The Industrial Estate Authority of Thailand (IEAT) is moving ahead with the Map Ta Phut Industrial Port Phase 3 project, targeting a 2029 opening. The initiative includes the "Smart Park," a green industrial estate focusing on low carbon emissions. The IEAT reported strong performance in the first nine months of 2026, driven by a smart digital platform, enhancing the attraction of foreign direct investment (FDI) and positioning the region as a future hub. According to Thai News Agency, Mr. Sumet Tangprasert, Governor of the IEAT, detailed the progress of the Map Ta Phut Industrial Port Phase 3 and the Smart Park industrial estate development. He also discussed the operational results and strategic plans for January to September 2026, aiming to boost investor confidence and drive economic growth in the Eastern Economic Corridor (EEC). The Map Ta Phut Industrial Port Development Project Phase 3 involves a total investment of 55.4 billion baht to increase natural gas handling capacity and ensure nationa l energy security. Phase 1, which includes infrastructure work by Gulf MTP LNG Terminal Co., Ltd., is complete, with construction of the gas terminal on Plot B underway and 33.53% completed as of September 3, 2026. For Phase 2, which encompasses a 200-rai liquid cargo port area and a 150-rai area for energy-related development, the IEAT has revised its operational guidelines and seeks approval to change the implementation model. The Prime Minister and the Minister of Interior have supported this change, with discussions included in the Cabinet agenda as of September 22, 2026. The Smart Park industrial estate in Rayong Province, part of the EEC, is developed to support high-tech industries over an area exceeding 1,383.76 rai. Major infrastructure is complete, and 70.45 rai of industrial space is available for lease. The IEAT is promoting land leasing with fee exemptions for the first two years and is committed to carbon neutrality, achieving Platinum certification under the TREES-NC green building standard. I n the first nine months of 2026, IEAT saw land sales and leasing reach approximately 6,000 rai, mainly from high-potential foreign investors in sectors like data centers and electronics. The IEAT has enhanced its role as an 'FDI Acceleration Platform' using advanced data management systems and multilingual support for investors. The IEAT plans to continue modernizing its industrial estates to meet international standards and environmental goals, aiming for land sales to exceed 7,000 rai by the end of 2026. This strategy is intended to support stable and sustainable growth in the EEC.
