MCOT Unveils Massive 50-Rai Land Plot in Bangkok’s New CBD for Long-Term Lease

Bangkok: MCOT Public Company Limited is making waves in the real estate industry by offering a prime 50-rai plot of land in the New CBD Rama 9 area for a long-term lease of 30 years. This plot, which stands as the largest in the Ratchada-Rama 9 area, is now open for investment, presenting a unique opportunity for developers.

According to Thai News Agency, MCOT has shifted its strategy to focus on asset management amidst rapid changes in the mass media business. The company has recently opened up land lease documents for this significant plot in the heart of Bangkok's new central business district, targeting commercial development and investment.

Located on Thiam Ruammit Road in the Huai Khwang district, this 50-rai, 1 ngan, and 30.5 square wah plot is noted for its excellent connectivity. It is adjacent to Watthanatham Road and Thiam Ruam Mit Road, with multiple access routes via the Ekkamai-Ramintra Expressway and the Rama 9 Expressway. Additionally, it is situated directly opposite the BTS Orange Line (Thailand Cultural Centre Station) and is surrounded by key amenities such as the MRTA headquarters, the Ministry of Culture, and Central Rama 9 shopping mall.

Ms. Suntariya Wongsirikul, Senior Vice President of Finance at MCOT, emphasized that this land plot offers a significant opportunity for investors and developers to undertake large-scale projects, bypassing the time-consuming process of consolidating smaller plots.

MCOT's decision to develop this land for commercial purposes is part of its strategy to increase non-broadcasting revenue. The company plans to boost the revenue share from non-broadcasting businesses, including land and real estate rentals, from the current 10-12% to 25% within the next three years.

The terms of the lease are open-ended, allowing investors to propose various project ideas that will maximize benefits from the land. MCOT conducted a market sounding and revised the draft Terms of Reference (TOR) based on feedback from over 30 leading investors who showed interest.

Project documents for the land lease will be available for purchase from July 10th to August 26th, 2026, with a briefing meeting scheduled for September 2, 2026. Project proposal submissions are expected between November 26-27, 2026. Meanwhile, the land is available for short-term lease for events, having recently hosted a popular concert during the Songkran festival.
