Bangkok: Sena Development Public Company Limited, known as ‘Sena’, has announced a strategic partnership with Japan’s Mitsubishi Logistics Corporation to establish a joint venture named ‘SENA MLC 1’. The collaboration aims to develop the Warehouse-Factory Bangna KM.23 project, targeting growth in the logistics sector, particularly within Thailand’s Eastern Economic Corridor (EEC).
According to Thai News Agency, Asst. Prof. Dr. Kesara Thanalakphak, Managing Director of Sena Development, highlighted that the warehouse business in Thailand is projected to grow significantly by 2025. The Economic and Business Research Center anticipates a 9.3% expansion in warehouse space lease contracts due to rising demand, especially in the EEC, which is a critical hub for industry and logistics. The strategic location of Bangna Km. 23, connecting key airports and ports, positions it as an optimal site for supporting industrial growth and attracting foreign investment, aligning with Sena’s business expansion vision.
Sena is focusing on becoming a leader in logistics by providing storage space and smart warehouses through Sena Metrobox Co., Ltd. The partnership with Mitsubishi Logistics enhances Sena’s capabilities in the logistics market. Sena’s expertise in real estate development and cost management complements Mitsubishi Logistics’ proficiency in logistics and leasing management, creating a robust business model.
The Warehouse-Factory Bangna KM.23 project spans 25 rai and aims to be a Next Generation Warehouse, integrating sustainability and smart technology. The project will adopt the Net Zero Warehouse/Factory concept, incorporating low carbon design, solar energy, EV infrastructure, and a carbon footprint tracking system to achieve carbon neutrality for all stakeholders involved.
Mr. Hideshika Saito, President of Mitsubishi Logistics, emphasized the synergy created by combining Sena’s real estate development experience in Thailand with Mitsubishi’s logistics expertise. This collaboration aims to strengthen the relationship between the companies and contribute to sustainable business growth, benefiting Thailand’s logistics and real estate markets.
