Bangkok: Water seepage through walls is a common problem that causes headaches for many homeowners, especially in Thailand's hot, humid climate with heavy rainfall. The "Sure Before Sharing" program therefore investigated the facts with Associate Professor Rungroj Wongmahasiri, a lecturer in the Department of Architecture, Faculty of Architecture, Arts and Design, King Mongkut's Institute of Technology Ladkrabang, to determine the validity of the shared causes and how to address the issue.
According to Thai News Agency, four main reasons have been identified for why water seeps through walls. The first reason is improperly mixed plaster, which can lead to bonding issues between the mortar and the wall or bricks, resulting in separation or gaps. The recommended solution is to ensure the mortar is mixed correctly according to the standards and instructions specific to each brand and type.
The second cause involves structural subsidence, which is considered the most dangerous. Settling structures can no longer support weight as designed, leading to material damage and crack formation. Temporary repairs can be made until the structure has stabilized, after which a thorough repair of the cracks can be undertaken.
Thirdly, thin plastering is often blamed, though the problem lies in not meeting the standards for the mortar type or using incorrect mortar, causing eventual cracking. Following the cement bag's instructions regarding mixing ratios and application thickness can prevent such issues.
Lastly, incorrect gutter installation can cause water to overflow and flow back into the house. Proper flashing installation under roof tiles is essential to direct overflow outside rather than back into the building.
Experts recommend inspecting the nature of leaks and ensuring that structures and materials meet standards. Addressing structural settlement is crucial as untreated cracks may lead to larger issues, including potential structural collapse.
